Who runs the HOA? Your neighbors do. We are a volunteer-managed community. The Board of Directors and other volunteers operate the HOA, from managing our fire service vendors and landscaping vendor to picking up trash. We have a limited management company, CMA, to manage financial matters (see more below under dues). If you are interested in volunteering in any capacity, please reach out via the contact info below.
How can I contact the HOA? For most items, the best way is to send a message to the managers group on HOA Messenger app (download it to your phone in the app store and register yourself). You can also contact the secretary through emailhere, but response is not as fast.
"What are the dues for Frisco Square? When are they due? Currently dues are $2,150 per year. They must be paid on January 1st each year for the upcoming year. You may opt to pre-pay monthly through CMA. While the HOA makes every effort to be financially conservative and consistent, dues are subject to increase/decrease each year.
How can dues be paid? Frisco Square uses CMA (Community Management Associates) to manage track and manage accounts. To make your payments online, please login to your homeowner account. (if you have not logged on before, please click on the "Register" button and follow the instructions to obtain a username and password). Once you have registered online, please log in and select "Pay Assessments" under "Homeowner Connection".
When is trash pickup? Trash and recycle pickup is currently on Thursday. When placing your cans outside be sure to avoid sprinkler heads that may be installed close to the driveway. Get more info from the city here.

How do I report an issue to the City of Frisco? For items the City manages, such as a problem with streets or sidewalks, download the My Frisco app to your phone from your app store and submit a ticket; the city will attend to it.
I want to change the landscaping or add a fence or other architectural detail. What should I do? You must fill out this form. Please submit to [email protected]. The architecture committee will review your request and you will be notified of approval/denial.[email protected]
Does the HOA pay for exterior maintenance? The HOA maintains landscaping and upkeep of fire riser rooms. Maintenance of unit exteriors, such as painting trim, replacing roof or repairing brick is the responsibility of the homeowner. I want to lease my home. What are the rules? For the full policy refer to the Leasing Document. Simply put, an owner may not lease his or her home until the home has been owned for at least one year. Additionally, at any given time, no more than 30% of the homes in the neighborhood may be leased. Texas laws regarding leasing have changed in the past year and the HOA Board is in the process of updating the leasing document. However, it is anticipated that the basic rules mentioned above will remain in place.
I want to purchase a home and immediately lease it out. What are the rules? See the previous question. A home must be owned for at least one year before it can be leased. The fine for noncompliance of this rules is $750 plus $50 per day until the owner is in compliance.
How to I get a mailbox key? If the previous homeowner did not pass on a mailbox key, please contact the board here.
Is the train on the East side of the neighborhood active (across the parking lot)? Yes. The train runs frequently. There is a "no horn" ordinance so you should not hear horns being blown though on occasion you may hear one.
What is going on with all the antique trains on the land south of Cotton Gin? The plot of land south of Cotton Gin has been designated as the location for the Museum of the American Railroad. Visit their website to learn more about this Frisco attraction.
I want to have work done in my attic, such as AC replacement - how can I protect against damaging the fire system and my property? Because our homes have high-pressure water sprinkler fire safety systems, it is extremely important that homeowners inform workers of the fire sprinkler pipes (black iron attic pipes and orange PVC pipes under the insulation) and verify workers' insurance coverage in case of accident. Other safety mechanisms include building guards to protect pipes during work, and draining/refilling the sprinkler system (this is safest but costs approximately $2,000 in labor as of 2023; the homeowner is responsible.
How should I protect my home if I am not there for an extended period, like a vacation or trip? If you are away for an extended period, we recommend to turn off the water to your home at the shutoff box in the landscaping by your front door. Very small issues like toilet leaks can seriously damage a house if left unattended for an extended time.
