Occasionally I get a call from an owner or their insurance agent asking me what type of policy they need. I am always happy to help, but I worry that some owners and agents don't ask and incorrectly assume that a "Condo" or HO-6 policy is needed.
Our HOA dues cover many important services, but they DO NOT cover structural insurance on the buildings. This means that each owner is fully responsible for his or her property and MUST insure it with a standard homeowners policy, the same type of policy you would have on a detached single family home. What's the difference? A "Condo" or HO-6 policy is used when another entity insures the building. It protects the inside of your property and it's contents, but not the structure. A standard homeowners policy covers both, the physical structure (roof, walls, etc.) and it's contents. The standard homeowners policy is the one you need if you own a property in our community. Be sure you are properly insured. Don't assume your agent or lender got it right, CHECK! You'll be protecting your own interests and insuring that your building is properly protected in the event of disaster.

Of all the functions which your HOA handles, landscaping is the most visible and one of the most important to our community. Each year we spend a large portion of our budget on mowing, irrigation and landscape maintenance. In a very real way we are in completion with other similar housing options in Frisco. The quality of our landscaping and maintenance affects the value of our homes.
For 2018 Green Horizon Lawn Care & Irrigation has been selected as our landscape contractor. GH was selected from the three companies biding by offering a higher level of service at a competitive price. New for 2018 and in addition to our comprehensive landscape service each Tuesday, GH will be in our community on Fridays (day after trash day) to do a second general cleanup of the property. Additionally, GH is a licensed irrigation contractor and will be providing proactive water saving irrigation system adjustments and inspections, system programming, and discounted repairs when required. We have had previous positive experiences with GH on irrigation repairs. GH also handled the repairs to our cracking and leaning stone walls with good results. Your HOA board is confident that Jorge and company will do a great job for us and improve upon the good work done by our previous landscape company. On November 18th, @ 9AM the board of Frisco Square Townhomes HOA will meet at 8202 Library St. Frisco, TX to conduct community business.
Agenda items will include: 1) Approval of the 2018 budget 2) Evaluation of bids for needed landscape repairs and improvements 3) Maintenance and repair policy of fire sprinkler systems. 4) Consideration of update to CC&R to reflect current law and community development 5) Violations and dues delinquency (May occur in closed executive session) 6) Any other community business which may be brought before the board Pursuant to Texas Property Code 209.0051. Open Board Meetings This meeting is open to all owners, subject to the right of the board to adjourn and reconvene in closed executive session to consider certain items as specified in the code. Dear Frisco Square Townhome Owners and Residents, Your HOA board wishes to make you aware of a policy change which affects all homeowners in our community. Background: Each building in our community has a common fire sprinkler system which protects the entire building. These systems are filled with an expensive anti-freeze solution. If a system develops a leak or is triggered by fire, this solution is normally lost and must be replaced. By past practice, the responsibility for and expense of repairing a leaking system has been born by the owner of the townhome(s) where the leak occurred; an expense which typically runs in the thousands. This past December we had a cold snap which resulted in damage to systems in two buildings. For a variety of reasons, repairs took longer than expected and these buildings went unprotected for too long. Ultimately the HOA intervened to have one of the systems repaired. After this event, the board met to debate the efficacy and fundamental fairness of our past practice and concluded that a policy change was needed to ensure the integrity of these critical systems. *Policy change: The HOA will contract for and supervise ALL fire sprinkler system repairs. The cost of any unexpected repairs will be divided equally to each townhome in the affected building and billed to the owners of record by special assessment. Note: This change does not apply to riser room repair, inspection, and monitoring which is already handled by the HOA and paid for from general operating funds. Nor does it affect the repair of damage to the physical structure which remains the responsibility of the homeowner. Frisco Fire Department responds to all triggered alarms, however leaks can occur which do not flow enough water to trigger an alarm. If you have or suspect a fire sprinkler leak, immediately notify the Frisco Fire Department and an HOA representative so that the system can be depressurized and repaired. Fire sprinkler leaks can be differentiated from water leaks by the oily nature of the anti-freeze solution and it's orange color. Contact with anti-freeze should be avoided. Homeowners insurance will pay for damage to your property in the event of a leak but not for fire sprinkler repairs. If you rent please protect your belongings with a renters insurance policy. The homeowners insurance policy will probably not cover your possessions. Your HOA board believes this new policy is fair, remedies the inequitable burdens associated with our past practice, and keeps our community safe.
